One of many chapters

The story of this project is one of many chapters, involving a phased delivery of alterations and a contemporary extension to achieve modern living standards and provide universal access.

The clients love the setting of this rural farmhouse in Midlothian, which provides an oasis away from the city and fantastic countryside views, where they chose to raise their family. The existing property was a traditional stone farmhouse cottage, with great character but limited accommodation. This therefore had the beginnings of a fantastic home, but some upgrades were needed, as well as more space for their growing family. The design of this would also need ensure universal accessibility to address the specific needs of one family member, and would therefore involve the input of their Occupational Therapist and Environmental Health.

Multiple strategic approaches

The team at CSY Architects began with the exploration of multiple strategic approaches to achieving the clients’ needs.

These involved options for reconfiguring the existing layout and different scales of extension, which were all reviewed by Quantity Surveyor to assess affordability and inform value-for-money decisions, leading to a phased approach. The measures to improve accessibility naturally took priority and CSY assisted with navigating the grants process for this, preparing some additional notional designs with only these measures included, in order for the grant assessors to assess the appropriate level of award.

Design approval

CSY’s creative approach to the design of this project allowed for delivery on the pragmatic requirements of the project, along with sensitivity to the existing architecture, with a high quality contemporary aesthetic. Having obtained all of the statutory consents, the team was delighted to then work with local contractor, O’Donnell Building Services, during construction. Working collaboratively, the first phase of the extension was delivered in 2022 and the second phase will get underway in 2023. Feedback from the client on both of our teams has been fantastic.
